Seven checks before choosing a new apartment in Givat HaKalaniyot
A price list compares apartments. These checks compare buildings — and the building is the one thing you cannot swap after handover.
For illustration onlyAbout 3,500 homes are planned in Givat HaKalaniyot (the neighbourhood figures). Anyone comparing projects there gets renders, price lists and plans — and compares one apartment with another.
But an apartment can be renovated. A building cannot. The seven checks below work for any project in the neighbourhood. Each comes with how to check it, and Mitzpe Kalaniyot's answer.
- 2
- apartments per floor
- 74
- homes
- 6
- boutique buildings
- up to 2
- parking spaces per home
1. How many apartments per floor
Every door on a floor is another family in the lift, on the stairs and in the car park. In a building with eight apartments per floor, waiting for the lift is part of the morning.
How to check: count the doors on the typical floor plan, and ask how many lifts the building has.
At Mitzpe Kalaniyot: two apartments per typical floor.
2. How many homes in the whole project
In a neighbourhood of thousands of homes, the difference between a project of several hundred units and a small one shows every day: in the lobby, in the car park and at the residents' meeting.
How to check: ask how many units the project has, in how many buildings, and how many apartments share each entrance.
At Mitzpe Kalaniyot: 74 homes in six boutique buildings.
3. Parking: what the contract says
An ad can talk about parking. What decides is the specification and the contract: how many spaces are attached to the apartment you chose, and how.
How to check: ask in writing for the number of spaces of the apartment you choose, not of the project. What counts in the apartment's area and what does not is in the article on parking, storage and the protected room.
At Mitzpe Kalaniyot: up to two spaces per home. 65 of the 74 homes get two spaces and 9 get one.
4. The space outside the apartment
A balcony, a garden or a roof changes daily life in an apartment as much as the rooms inside it. A family with small children looks for a door straight onto a garden. A couple whose children have left home looks for quiet on the top floor.
How to check: ask which apartment types the project has, and how many of each.
| Type | Units |
|---|---|
| 3 rooms | 5 |
| Garden apartment · 3 rooms | 1 |
| 4 rooms | 44 |
| 5 rooms | 6 |
| Garden apartment · 5 rooms | 12 |
| Penthouse · 5 rooms | 6 |
| Total | 74 |
At Mitzpe Kalaniyot: 13 garden apartments and 6 penthouses. On a penthouse floor, the penthouse is the only apartment.

On a hill, the question is whether the buildings follow the ground or fight it. Stepped buildings that follow the line of the hill shape the entrances, the gardens and the view from the window.
How to check: ask for the site plan of the whole plot, not only the apartment plan.
At Mitzpe Kalaniyot: stepped boutique buildings that follow the line of the hill. Architects: Schwartz Besnosoff.

6. Who builds it, and what you can check
The developer and the building contractor are sometimes two different companies. When they are one company, whoever sold you the apartment is also the one who builds it and hands it over.
How to check: in the Registry of Contractors, check the branch, the classification and the permitted scope. Check the ISO certificate with the body that issued it. And the delivered projects can be seen with your own eyes. All the checks are in the article Checking a contractor in 15 minutes.
Tawfik Zidan Ltd: developer and contractor under one name. Contractor classification G5, ISO 9001:2015 valid until June 2027, 31 documented projects.
7. What you get in writing, before signing
A render shows a direction. What binds is the sale specification, the contract and the payment schedule. What to check in each is in the articles on the sale specification, the payment schedule and securing the buyer's money.
How to check: ask for the documents before signing, and give your lawyer time to read them.
At Mitzpe Kalaniyot: the plans, the specification and the price are given in writing, at a meeting in the sales office.
