Trio BaEmek: three buildings, 20 units, Kiryat Rabin

Twenty housing units in three buildings is a small project in market terms. It is interesting for exactly that reason: at that scale every apartment is visible, and every defect is identified.

A 20-unit project is not the project that appears in the press. It is the project with nowhere to hide: three buildings, a small number of apartments, and every poorly executed detail visible at once.

Trio BaEmek, in Kiryat Rabin, Migdal HaEmek, is a project of 20 housing units in three buildings, completed.

About 6.7 units per building: what that means

An average of fewer than seven units per building is the lowest density among the company's projects. Three direct consequences:

  • Small common property. Fewer shared areas, fewer shared systems, and therefore lower building expenses by definition.
  • A large share for each apartment. In a building of six or seven units, each apartment carries a substantial share of the common property — and therefore substantial voting weight at the owners' meeting.
  • Few neighbours. A figure buyers value, and one that also calls for attention: in a small building, maintenance decisions rest with a small number of people.

Where those figures appear in the documents — in Parts C and D of the sale specification. Explained in the article on the sale specification.

Migdal HaEmek within the company's reach

Migdal HaEmek joins the company's northern projects — alongside Nazareth (five projects in the Galil neighbourhood), Nof HaGalil (Dira LeHaskir and Mordot Tzfoniyim), Kiryat Ata (Mitzpe Kalaniyot), Haifa (HaRova and an evacuate-and-rebuild project), Akko (Lev Akko), Kiryat Motzkin (Pisgat Omanim and Neve Israel), Nesher (the Gliliot education campus), Afula (Sha'ar HaIr), Yokneam (the culture hall) and Misgav (Tardion).

What to check in a small building

  1. The apartment's share of the common property — unusually high in a small building.
  2. The expense key — who pays for what, and in what proportion.
  3. Shared systems — a lift and pumps in a six-unit building are a cost divided by six, not by thirty.
  4. The condominium by-laws — in Part D of the specification; in a small building the by-laws have daily effect.

All the company's projects, by field and status, are on the projects page.
