Ruppin and Jezreel Valley: three academic buildings, dormitories

An academic building rises inside a working campus, and that is an engineering constraint in its own right: you cannot close the campus for two years. Three completed buildings at two colleges.

Building on a working campus is the category where the binding constraint is not planning but logistics: thousands of people go on studying tens of metres from the site, and that cannot be stopped for two years.

Tawfik Zidan Ltd has three completed academic buildings, at two colleges:

146 rooms: what that number says

Student dormitories are a residential building that is not sold. A building of 146 dormitory rooms includes common areas, corridors, kitchenettes and systems.

Such a building is dense in systems relative to its area: 146 rooms mean 146 sets of plumbing, electrical and communications inside one envelope, and a schedule derived — again — from an academic year.

Two nursing buildings, two colleges

The faculty of engineering and nursing at Ruppin and the nursing building at the Jezreel Valley College are both nursing teaching buildings — a category with a particular demand: it includes laboratories and simulation rooms that mimic a clinical setting, making it a teaching building with a clinic's systems.

In engineering the same logic runs the other way: laboratories with floor loads, ventilation and connection points that an ordinary classroom does not have.

A college as client

A budgeted academic institution acts as a public body for procurement: work is awarded by tender, under the Mandatory Tenders Law, 5752-1992, with a requirement for a registered and suitable contractor classification, and with supervision on the client's behalf and performance guarantees. Classification is explained in the article on it, and the contrast with selling apartments in the article on the Nesher education campus.

Reach: Hefer Valley, the Sharon and the Jezreel Valley

Ruppin sits in the Hefer Valley and the Jezreel Valley College in the Jezreel Valley — alongside Sha'ar HaIr in Afula and Trio BaEmek in Migdal HaEmek. In the Sharon, not far from Ruppin, is the Ra'anana project — 89 housing units in Neve Zemer, completed. Details in the article on Achuzat Zemer in Ra'anana and the article on Sha'ar HaIr.

The full list of public buildings is in the article on them, and all the projects on the projects page.
